Description:

This strategic 'Olympic & Leyton Gateway' site extends to 1.90 acres, being approximately triangular in plan. It currently houses a Glyn Hopkin Nissan car showroom and car repair workshop, with extensive hard surfaced sales display forecourts and parking.

Planning consent was unanimously approved for the proposed redevelopment of the site by Waltham Forest Council's planning committee on 4th October 2011. They recognised the strateic importance of delivery of this landmark residential and mixed used scheme, in a 'Gateway' location key to the regeneration of Leyton and environs.

The approved scheme comprises 116 units including 106 apartments and 10 houses together with 1,000 square metres of artist studio workspaces. The development is configured in a perimeter block arrangement with; a three to six storey apartment building to Ruckholt Road, a three to four storey building to Oliver Road incorporating the artist studio space to the southern edge & apartments to the north and a terrace of three storey family houses to Dunedin Road.

Additional Development Opportunity

We are also pleased to be able to offer on behalf of separate clients Site B a site approximately 20 metres to the west also identified in the North Olympic Fringe Master Plan as suitable for redevelopment. Site B is shown on the site plan edged 'green'.

The site has an approximate area of 1.12 acres and based on the site capacity indicated by the resolution to grant Planning Permission for the Glyn Hopkin site (Site A) would potentially accommodate 73 dwellings (circa 216 habitable rooms) in a mix of 1, 2, 3, and 4 bedroom units subject to planning permission.

The sellers are inviting expressions of interest.

The sale of the Glyn Hopkin site is not to be treated as interdependent with Site B.
